Before You Begin

Use this form if you are a landlord, property manager, or authorized representative ready to start or evaluate a Florida eviction. You will be asked for basic information about the property, tenant, lease, rent ledger, notice, and documents related to the case.

  • Lease or rental agreement 
  • Notice served on the tenant

  • Any relevant emails, texts, photos, or prior notices

What Happens After You Submit

After you submit the questionnaire, our office will review the information and documents provided. If the case appears to qualify for a standard uncontested residential nonpayment eviction, we will confirm the next steps, pricing, and documents needed to move forward.


If the case involves a lease violation, holdover tenant, commercial eviction, contested issues, missing documents, or other complications, we will let you know what additional review or attorney consultation may be needed.

Pricing

Our standard attorney’s fee for a qualifying uncontested residential nonpayment eviction is $500, plus court, summons, service, and sheriff costs. Pricing may change if the case is contested, involves a different type of eviction, requires a hearing, or needs work beyond the standard uncontested process.


For property managers, investors, and high-volume landlords, pricing may vary based on volume, services needed, and the type of matters being handled.

Not Ready to Start?

If you are not ready to start the eviction questionnaire and need legal advice before filing, you may schedule a paid eviction call. If you hire our office for the same qualifying eviction, the call fee may be credited toward your attorney’s fee.
